As building maintenance specialists, we understand the Body Corporate and Real Estate industry. Our Building Maintenance Division offer a 24 hour property maintenance and repair service which is carried out primarily by our own directly employed staff, time served tradesmen, including carefully vetted sub-contractors. Preventative Maintenance

Planned preventative maintenance (PPM) is a tried and tested method of identifying and preventing minor maintenance issues before they become major maintenance problems. We offer planned maintenance services on your common property, helping with the management of all aspects of your building maintenance which will help you save money in the long run. JMS Project will track service works on buildings, identify recurring maintenance issues and liaise with the BodyCorporate / BCM to fix the problem and alleviate unnecessary and costly future call outs.

Drone Roof Inspection Reports

A drone roof inspection can help you evaluate the condition of all roof structures including, tiles, metal sheeting, drains, soffits, metal flashing, fascia, vents etc to ensure proper water drainage. Having a documented record of the condition of your roof could prove invaluable in the case of a weather event that causes significant damage. It will be much easier to demonstrate the condition before and after the weather event to an insurance assessor. Many insurance assessors now conduct drone roof inspections themselves to evaluate roof conditions when evaluating claims. JMS Project can also include roof measurements for ease of quoting. Please note that not all defects and failures on a roof can be detected with a drone. It is merely a tool to assist and potentially reduce costs, sometimes deducting the need for High Reach Equipment.

Prompt and Efficient
Drone inspections can often be carried out far more safely and efficiently than if an area was physically inspected by people. Buildings severely affected by events such as major storms could potentially require the erection of scaffolding in order to safely inspect damage, particularly on the roof, where as a drone can be deployed in a matter of minutes, securely delivering footage to controllers on the ground.

Comprehensive Reporting
At JMS Project, all drone inspections carried out on behalf of our clients come with a comprehensive inspection report. This includes images of the area together with our assessment of the extent of damage that has occurred. Depending on each client’s requirements, this report may also include a recommended scope of works as well as itemised costings for building or repairs.

hazards arising at your property which may cause harm or damage.

What obligations do a Body Corporate have?
To ensure the common property is a safe environment for workers, tenants, owners and visiting members of the public. Some of these obligations relate to the Work Health and Safety Act 2011 and some to your duty of care under civil law.

Does the Body Corporate committee have a duty under the Act?
Yes, the duties contained within the Act apply to ‘persons conducting a business or undertaking’, and the Act specifies this to include the Body Corporate, the occupiers of a lot, a Strata Manager and any person that may engage a contractor or worker on the common property.

Thermal Imaging Reports

JMS Project’s thermal imaging reports identify and detect problems without cutting into walls or ceilings. Inspections are quick and hassle free.

Thermal imaging is your answer to detect the root cause. JMS can identify water beneath tiles, failed water proofing membranes and much more.

Do you have switchboard tripping or over heating?
JMS can identify excessive heat loss or overloading in an energized system with the aid of thermal imaging which is a non-invasive method of highlighting areas at risk before they fail completely.

Which problems can be investigated by Thermal Imaging?
JMS can investigate such problems as leaking shower bases and bath seals, locate dampness in walls, testing solar hot water panels, trace burst pipes in walls, insulation leaks, and more.

Measure Temperatures with No Contact
A thermal camera allows JMS Project to measure the temperature of any object in a noncontact mode, without putting our staff in danger.
